Why Concrete Densifying Matters

Concrete contains microscopic pores and free lime left behind during the curing process. Over time, this porous structure can contribute to surface dusting, staining, moisture absorption, and wear. 

A professional concrete densifier works differently from a topical coating. The reactive treatment penetrates the slab and reacts with free lime inside the concrete, creating a harder crystalline structure within the surface itself.

Our Seven-Stage Concrete Cleaning, Densifying & Sealing Process

  1. Surface Preparation
    Oil, rust, organic growth, and other visible staining are evaluated and pre-treated before washing begins. Addressing problem areas first helps produce a cleaner, more consistent result.
  2. Professional Concrete Cleaning
    We clean the surface using commercial-grade equipment designed to produce an even finish without the wand marks or “zebra striping” commonly associated with improper pressure washing.
  3. Degreasing & Deodorizing
    Dumpster pads, loading docks, drive-thru lanes, and other grease-affected areas receiveadditional treatment as needed. Commercial degreasers help remove embedded contamination, while professional odor counteractants address absorbed odors before sealing. 
  4. Full Dry Down
    Proper drying is essential before moving forward with the treatment process. We allow the concrete to dry thoroughly rather thanrushing into the next application. 
  5. Concrete Densifying
    A reactive densifier is applied and allowed to penetrate and cure within the concrete. This treatment chemically hardens the surface, helps reduce dusting, and tightens the pore structure in preparation for sealing.
  6. Penetrating Sealer Application
    We apply a professional-grade penetrating sealer designed to bond within the concrete rather than creating a film on top. Because the protection penetrates the surface, itwon't peel or flake like many topical coatings. 
  7. Optional Decorative Coatings
    For patios, pool decks, and other areas where appearance or surface temperature is a priority, ask about available solid-color and cool-surface coating systems.

Why should I seal concrete after cleaning it?

Cleaning removes dirt and contamination already on the surface, but untreated concrete remains porous. A penetrating sealer helps reduce the amount of water, oils, and other contaminants that can be absorbed into the concrete after it has been cleaned. 

What is a concrete densifier?

A concrete densifier is a reactive chemical treatment that penetrates the concrete and reacts with components within the slab to create a harder, denser surface. It can help reduce dusting, improve abrasion resistance, and tighten the concrete's pore structure.

Why do you densify concrete before sealing it?

Densifying strengthens and tightens the concrete before the protective sealer is applied. This additional preparation creates a more complete concrete treatment system than simply applying sealer directly to untreated concrete.

Will the penetrating sealer peel or flake?

Penetrating sealers work within the pores of the concrete rather than forming a film that sits on top of the surface. Because there is no topical film, penetrating sealers do not peel or flake in the same way many surface coatings can. 

Can you remove oil and grease stains?

We pre-treat oil, grease, and other problem areas before cleaning. Results can depend on the contaminant, how deeply it has penetrated, and how long it has been present, but professional treatment can significantly improve many stained concrete surfaces. 

Do you clean dumpster pads and other commercial concrete?

Yes. We service dumpster pads, loading docks, drive-thru lanes, parking areas, commercial walkways, warehouse floors, and other high-use concrete surfaces. Grease- and waste-affected areas can also receive specialized degreasing and deodorizing treatments. 

Do you offer decorative concrete coatings?
